LTT Calculator — Wales

Wales charges its own tax on residential purchases. The bands below are the LTT rates published by Welsh Revenue Authority (GOV.WALES), and the calculator applies them to the part of the price in each band.

Work out the LTT

Enter the purchase price. Each band charges only the part of the price inside it.

Worked out from the band table above — the same arithmetic the calculator does. The effective rate rises with the price because each band charges only the slice inside it: LTT is marginal, not a flat percentage.

When you will not pay these rates

Second homes: higher rates from the first pound

The main residential rates start at 0% up to £225,000. The higher rates do not — the first £180,000 is charged at 5%, which is why a modest second home in Wales can cost several thousand pounds where a main home would cost nothing. Switch the calculator to “Higher rates (additional dwelling)” to use them.

When the higher rates changed

GOV.WALES announced changes to the higher residential rates on 10 December 2024, effective for transactions with an effective date on or after 11 December 2024. The table above is the post-change table.
